$25 Fines for Violations of Bellaire West Deed Restrictions

A new policy for dealing with Deed Restriction violations will go into effect on JUNE 1, 2011. At present, when a homeowner violates a Bellaire West Deed Restriction (house needing paint, fence falling down, yard overgrown, etc.), he or she can expect a warning letter from the management company about it. And usually that’s all it takes to resolve the problem. But if warning letters are ignored and the problem continues, the Association’s attorney may have to get involved – resulting in significant legal fees for the offending homeowner.

New City Ordinance: No Parking on Grass in Bellaire West

No parking in the grass in Bellaire West is now a city ordinance. You are allowed to park vehicles only in your garage, driveway, or on the street. There will be a fine of $150 for violators. If you observe residents parking in the grass (front or side lawns) call 311 and report the violation.

House Numbers Should be in Plain View on your Home

Please make sure your house number is clearly displayed on your home, mailbox
and/or the curb. The lack of a legible house number on your property makes it difficult for the post office and others to make deliveries to your home, and is a deed restriction violation and City Code. The City can impose a fine. The post office has the right to refuse to deliver mail to homes with no addresses in plain view.

Trash Can Storage

Please remember that trash cans must always be stored completely out of public view. They should be invisible except when they’re out at the curb for trash pick-up.

They cannot be left in driveways, in yards, on porches or even on the side of the house – unless they are completely hidden from anyone walking or driving by the house.
